Project Highlight:

While excavating the site, workers discovered a decorative stone mermaid medallion on the facade of the old two-story building that previously stood there. Instead of sending it to the landfill, the developers salvaged the relic and embedded it into the floor of the building's private lounge, now called the Mermaid Room.

The Willow at 201 East 23rd Street is a 20-story luxury tower engineered to Passive House standards, utilizing an airtight envelope and triple-paned windows to reduce energy use by 75%. Wrapped in a modern red brick facade with deep-set windows and textured masonry, the building provides the heavy thermal mass necessary for efficiency while echoing the historic aesthetic of the Gramercy neighborhood.
